A recent survey by newhomesource listed the top 10 reasons that home buyers prefer new homes.  I found it interesting and hope that readers do as well.

This is a concept we embraced as a company many years ago.  I don’t know of another builder that will go to the lengths that we do to ensure that clients are getting the home they really want.  Renee and I will regularly go to open houses with clients and make notes about what types of features appeal to them.  We listen very carefully, and based on many years of experience we will also offer suggestions.  To be successful the process should be enjoyable, and involve very open communication between the client and builder.  We strive to offer options and associated costs so that clients can make informed decisions and best utilize their budget to get exactly the home they want.


2.  Choose a Floorplan and Room Layout that Meets Your Needs.

Families all have difference needs and desires.  We work with you to make sure that your home has the “flow” that you are looking for, and that the room sizes and layouts work for your family.


3.  All New. Under Warranty.

All new appliances, HVAC system, plumbing and electrical fixtures, floor coverings and surfaces that you chose, etc.  After all this is YOUR home.  Have it your way, all new, with a warranty.


4.  Energy and Cost Savings.

New homes are more energy efficient.  With the Washington Energy Code requirements you can rest assured that any home built today will, at a minimum, be more energy efficient and earth friendly than an average home built even a few years ago.  We can let you know what your options are for even more energy efficiency, and what the associated costs are,  and how long on average it will take for the savings to pay for the upgraded efficiency.   Today’s new homes take advantage of the latest energy saving innovations.  You won’t have drafts, sticking inefficient windows, etc.

When building a new home you can pick from so many different areas based on your desires and needs. From school districts down to particular neighborhoods, the choices are all yours.  No need to find a floorplan that you can “live with” in the school district you want to live in.  A home is far to important to “settle”.    Some clients prefer the seclusion of being on private acreage,  and others want to be close to shopping, or live in a neighborhood with established walking paths.  The choices are yours.


8.  Advanced Technology and Design.
You can update an older home but still not reach the level of a new home.  It is quite easy to spend more updating a home than building a new home exactly the way you would like it.   Some things commonly found in new homes simply aren’t realistic to try to do with an older home.  Why settle for the 8′ ceilings in an older home when you can have those 9′ or 10′ ceilings that you really want?


9.  Safety.

Modern circuit breakers in new homes are superior to older styles.  If your toddler walks under the garage door as it’s closing the sensor will stop the door quickly.  New HVAC systems use safer, more environmentally friendly coolants.  Many items in new homes, like the carpet and pad, are made of materials that off gas far fewer volatile organic compounds.  Large windows that are close to the floor or a door will be made of tempered glass.

Open Houses This Weekend

Today our broker Chris Powell will have our home at 635 S. Hawaii Place in Hansen Park open from 1:00 – 3:00.  This is our popular Hawk Pointe floor plan.  We recently had a brokers open at this home and the overwhelming response was that this home is a tremendous value.   This home is located in a very nice, upscale part of popular Hansen Park.  In this particular area the homes are required to be stucco, and the area around this home is filled with upscale homes.  This home is also right across from the lake and the wonderful walking trail around it.   This home features over 1,000 square feet of tile and upgraded carpet and pad.  All floors are either tile or carpet.  The great room is pre-wired for surround sound, and there is a large conduit from the tv location above the fireplace to one of the built in cabinets by the hearth.  No ugly exposed wires spoiling the beauty of your new home. There is also a media panel with power located in the mud room closet.  Those are a couple of the many special touches that you will find in our homes.  They aren’t the kind of things that a lot of buyers will notice on a walk-through of the home. They’re the kind of things that we include because we want our buyers to be happy with their home long after the documents are signed and their family is living in their new home.


While Chris has the Hansen Park home open Renee and I will be at our home located at 90502 Summit View Drive, also from 1:00 – 3:00.  This is also our Hawk Pointe floor plan.  It is on a very nice .65 acre lot.  This home has much different finishes and colors than our Hansen Park home.  It also has the same features in addition to custom modular closets throughout.   This home will be fully landscaped.  Right now the only things left to be done are the asphalt driveway approach and the irrigation and landscaping.  This home is ready for some lucky new owners.


Renee will also have the Summit View home open Sunday from 12:00 – 3:00.

One of our core philosophies is “Value”.  What value means to us is not only making sure our homes are priced extremely fairly, but that they are also of enduring quality.  We incorporate quite a few things that a buyer may not notice on a casual walk through.    All new homes look pretty nice, they’re new. They haven’t had a family living in them yet.


One area where we exceed what many builders are offering is our carpet and pad.  We spend significantly more for carpet and pad than most builders offering homes in our price points.  We realize that most new carpet is going to look nice when prospective buyers tour one of our homes.  We think beyond that and consider how the carpet will perform once a family has moved in, and what it will look like several years down the road.   Even though a lot of buyers won’t realize the difference, we do, and we care about long term satisfaction for those that purchase one of our homes.


Another area where we spend a bit more is the use of high quality vent hoods in the kitchen.  The majority of builders in the 300k-400k price range  utilize microwave oven style vent hoods over the cooking surface.  Most of those units are rated at 200-300 CFM.  CFM stands for cubic feet per minute, and it is a measure of how much air is evacuated.  The dedicated vent hoods that we choose to use are typically rated at 800-900 CFM.  Not only do they look much nice than a micro vent, they also do their intended job much, much better.  On Thanksgiving when there are things cooking on several burners and a little bit of turkey drippings get on the oven burner element the kitchen and home won’t fill with smoke.  Your windows won’t fog up.  Again, it’s things that a buyer may not notice until they’ve lived in the home for a while.

Successful Brokers Open at 635 S. Hawaii Place

We had a very good turnout at the brokers open yesterday.  About 40 real estate professionals from several area offices joined us to tour the home and enjoy some Subway sandwiches, lemonade and cookies.


We received a great deal of positive feedback on the home.  The master bath and large great room with soaring 11′ ceilings seemed to be two favorites, along with the cooks kitchen.  The majority of agents commented on what a good value the home is and a couple have already scheduled showings.

The only thing remaining to be done on this house is the landscaping, which is getting done this week.

What is a “Boutique Builder”?

One of the ways we describe our business is as a “Botique Builder”.  What that means to us is that we are more personally involved with each of our homes, and particularly with custom home clients.


Even before a apec home is started we spend a considerable amount of time on the design, and how the home will be placed on a lot.  We meet with our professional agent, Tom Lachmann, to discuss the area where the home will be located, and any special desires of buyers in that area.  I personally meet with our foundation person to lay out the foundation on the lot, and from that point forward Renee and I are on the job site daily, often multiple times per day.  This is not only our business, but our passion, and we have never looked upon it as a 9-5 commitment.  On countless evenings when I roll over to go to sleep Renee is in bed, on her laptop, looking at light fixtures and other design elements.  We are both dedicated to building a high quality home with each and every element having been carefully considered.  We spend more on some items like carpet than many of our competitors do, even in competitors higher priced homes.  While we realize that all carpet will look nice when it’s new, we want to provide a product that not only looks good when new, but will also satisfy the new owners for years to come.  That type of commitment to quality isn’t something that is evident just walking through a home.  It takes actually living in a home for a while to realize the differences.  It is the reason we have so many testimonials from clients that have actually lived in one of our homes for years. Enduring satisfaction is our ultimate goal.


Any of our many custom home clients can tell you we are very high touch when it comes to helping our clients build a custom home.    We don’t know of another builder that will spend the time and effort that we do to make sure that each and every surface of the home is just as they would want it.  We have a great deal of experience with design builds.  We help the clients design a home that works for them, and their family.  Though we have worked with clients that have unlimited budgets, more often than not we realize there is a budget for a custom home.  We work with clients to maximize their investment and to assure that the most important elements of the home are just right.  Because of our experience we can often suggest economical alternatives to achieve what the client is looking for.   Renee is tremendously talented at interior design, and we also work with a design professional on many homes.  Unlike many builders we don’t limit our clients to one visit to a “design center” where they may meet with someone that they’ve never met before.  We feel that getting your home “just right” is too important to place such limits on it, and Renee will be there with the client every step of the way.


We  routinely receive calls from clients in the evening.  With us that is no problem, and we will gladly talk about homes at almost any time.  In this modern age we communicate quite a bit via email, and clients are typically amazed at how responsive we are.  When it comes to doing a walk through with the plumber or electrician Renee and I will be right there with you.


Don’t let “boutique” conjure up visions of high prices either.  When it comes to the cost of upgrade items our clients are always surprised at how our prices compare to what other builders charge.  We take the trust of our clients in choosing us to build their home very seriously.  We won’t take advantage of that trust by overcharging for upgrade items like additional can lights.  To us that just isn’t the right way to do business.  It’s much more personal for us, which is why you will always be able to talk with one or both of us directly.


When looking for a spec home please consider how involved the builder may have been with the construction of that home.
